Events must be approved by host Quiet Hours 9 PM - 7 AM Check-in is 3:00 PM Checkout is 11:00 AM Number of Guests Maximum is 6 Do your part to preserve the night sky! Please turn off outside lights when not using them at night. This enhances the stargazing experience for you and the other residents of the ranch. FIRE PIT, GRILL AND OPEN FLAME SAFETY RULES Use of the outdoor fire pit or any open flame feature is strictly at Renter’s own risk and must follow these conditions: • Fires must be attended at all times while burning. • Fires must be fully extinguished with water before being left unattended or before retiring for the evening. NEVER put coals in trash can! • Renter may not burn trash, plastic, treated wood, accelerants, or flammable liquids. • Fire must be contained entirely within the designated fire pit. • No fires are permitted during burn bans or high-wind conditions. • No fires may be built outside the designated fire pit area. Failure to fully extinguish a fire or any misuse of fire features that results in property damage, excessive smoke damage, ash damage, landscaping damage, or danger to the home or surrounding area will result in: • Additional damage charges as necessary • Possible eviction without refund Owner is not responsible or liable for any injuries, burns, smoke-related issues, or losses arising from fire pit use. NATURE / OUTDOOR ENVIRONMENT DISCLOSURE AND ASSUMPTION OF RISK Renter acknowledges that the Property is located in a natural outdoor environment. By staying at the Property, Renter understands and accepts that natural hazards may exist, including but not limited to: • Poison ivy, poison oak, mesquite spikes and other irritating plants • Fire ants, Scorpions and other biting insects • Venemous Snakes, spiders, ticks, and other wildlife • Uneven terrain, wooded areas, and natural debris Renter and their guests assume all risk of injury, bites, allergic reactions, stings, falls, or harm arising from exploring or using outdoor areas of the Property, and agree to hold Owner completely harmless from any and all such claims.
